A Rare Opportunity: Our Site Walk of Monarch Residences
August 8, 2022

Our team recently had the privilege of touring the future site of Monarch Residences, an exciting new project by Brisbane’s renowned property developer, Consolidated Properties Group. Situated along Toowong’s Coronation Drive, this riverfront development is poised to redefine luxury living in Brisbane.

The project promises to deliver an exclusive collection of sky homes, villas, and penthouses across two towers, all with stunning riverfront views. With its prime location and unparalleled design, Monarch Residences is set to appeal to busy professionals and growing families seeking convenience and elegance.

The Site’s Fascinating Backstory

Monarch Residences sits at 600 Coronation Drive, the former headquarters of the ABC. Originally purchased by Sunland Group and branded as “Grace on Coronation,” the site was later acquired by Consolidated Properties Group in March 2021.

This coveted address is steeped in history and boasts unbeatable accessibility to Brisbane’s transport hubs, including the Pacific Motorway, Inner City Bypass, and the soon-to-be Toowong to West End Green Bridge. Consolidated Properties Group has embraced the site’s heritage while incorporating modern features to create a community-focused space that integrates seamlessly into Brisbane’s evolving urban landscape.

The Vision for Monarch Residences

The development will feature a mix of 1-, 2-, 3-, and 4-bedroom residences, including luxurious penthouses and villas. One of its standout features is the preservation and integration of the heritage-listed Middenbury House, which will be transformed into a dining destination with views overlooking the Brisbane River.

Consolidated Properties Group has also planned a publicly accessible open arcade, connecting the development to the surrounding area while celebrating Brisbane’s rich history. The future landing of the Toowong to West End Green Bridge will further enhance the location, offering a key link for pedestrians and cyclists and boosting demand for these residences.

Key Learnings from the Site Visit

During our walkthrough, Consolidated Properties Group’s James MacGinley shared valuable insights into the history, challenges, and opportunities surrounding this iconic site. Here’s what we learned:

1. Navigating Land Constraints

Initially designed to accommodate three residential towers, plans were revised after Brisbane City Council announced that part of the land would be dedicated to the Green Bridge and surrounding public green spaces. The team adapted by designing two 15-story towers, which comply with local planning codes while maximizing the remaining space.

2. Addressing Site Access Challenges

The combination of a riverfront location, Coronation Drive, and neighboring infrastructure presented unique challenges for site access. Consolidated Properties Group identified practical solutions to manage these complexities and ensure smooth construction operations.

3. Balancing Development with Community Needs

Collaboration with neighboring properties played a key role in the planning process. By maintaining the privacy and prestige of nearby estates, the team has set a benchmark for how developments can harmonize with their surroundings.

4. Practical Feasibility Planning

James MacGinley provided insight into how his team has approached the project’s feasibility, particularly in the context of the construction industry’s current challenges. From rising material costs to labor shortages, the team has built contingencies into their program to accommodate potential delays and ensure realistic timelines.

Industry Collaboration and Shared Learnings

Our site visit wasn’t just about exploring the Monarch Residences project; it was also an opportunity to connect with industry peers. Joining us were representatives from leading development firms such as Mirvac, Urbicus, Mosaic, JLL, and Sekisui House Australia. These discussions allowed us to share insights, learn from each other’s experiences, and gain fresh perspectives on South East Queensland’s property market.

Walking through the site of Monarch Residences was an inspiring experience for our team. The project’s thoughtful design, respect for history, and strategic planning highlight why Consolidated Properties Group remains a leader in the property development industry after more than 40 years.
