Strategic Site Acquisition

In early 2023, Atrio was engaged to identify townhouse development opportunities within the Brisbane City Council area. Our Managing Director secured an off-market call option for a 5,368m² site in McDowall, a well-connected northern suburb with strong family appeal. Situated in the Emerging Community Zone and surrounded by comparable developments, the site offered immediate potential for a boutique medium-density outcome.

Due Diligence & Project Design

Navigating Council Approvals

Atrio managed the full approval process, coordinating the consultant team, tracking RFI responses, and engaging directly with Council officers. Approval was granted in April 2024 — just nine months from lodgement — a testament to our targeted approach and local planning knowledge.

Sales Strategy & Outcome

Post-approval, we presented the client with three exit pathways: deliver and sell, sell subject to DA, or sell post-approval. We advised on the preferred strategy based on market appetite and construction cost trends, ultimately recommending a DA-approved sale.

Atrio managed a two-stage sales process, first through targeted off-market introductions, then through a short on-market campaign using email and digital advertising. The result was over 70 enquiries and multiple offers. The project was secured by a Brisbane-based builder in December 2024.
